Type
Class A, multi-tenant properties in CBD and suburban locations
Acquisition Strategy
- Safe, predictable, secure cash flow over the investment period
- Locations in compelling markets with above-average growth
characteristics (job and population growth)
- Locations in compelling submarkets with specific reasons why tenants
need to be located in the submarket
- Locations in infill, supply constrained markets
- Long-term, stable tenant base
- Functional, efficient, and desirable floorplates for the submarket
- Preference toward multi-tenant buildings, with minimal short-term rollover
Deal Structure
Flexible. Will purchase for cash but can assume debt.
Return Criteria
Unleveraged IRR of at least 7.25% based on a seven to ten-year hold
Minimum Deal Size
$15M
